What is a property condition report?

Prior to the commencement of a tenancy, a report outlining the condition of the property is compiled. This report is then used at the end of a tenancy to confirm that the property is in the same (or better) condition as when the tenancy commenced. The inspection is carried out at the earliest possible time following a tenant vacating the property and returning the keys. The Property Condition Report is used at this inspection and each item is checked off to make certain that every item is in the same condition as when the tenant took over the property. It is at this inspection that any items that need to be rectified by the tenant are identified.
