MCELWAINE'S STELLAR YEAR!

2015 was an interesting year for the Hunter's property market. The exceptional returns of 2014 and early 2015 gave way to more moderate results in the wake of a softening economy courtesy of the downturn in the mining industry.  Yet despite all this, McElwaine enjoyed a stellar year with 40 sales and several more moving towards a sale in early 2016. Several sales saw record prices including $1.270m for a 230 acre rural lifestyle/agri-business property at Gresford, $1.080m for a 23 acre rural lifestyle property at Paterson and $350,000 for a 3 bedroom residence on 702sqm in Bendolba. Of particular interest was the geographic spread of sales with McElwaine now in demand in Stroud, Dungog, Wallarobba, Clarence Town, Vacy, Duns Creek, Martins Creek, Paterson, Mindaribba, Largs, Bolwarra, Bolwarra Heights, Lorn, East Maitland, Brandy Hill and Millfield.  In response to the high demand for our services in the Lower Hunter, we have now expanded our sales team to assist clients in Te...

2016 - THE YEAR AHEAD

2015 was a year of substantial movement within the Hunter property market, the region earning the mantle of the fastest growing area outside Sydney. Buyers flocked to the Hunter to take advantage of the superb lifestyle on offer with beautiful beaches at the doorstep and close proximity to the area's world renowned wineries and tourist sites. The RBA's decision to hold interest rates at a record low of 2% - in place for a record seven months now -- delivered a sense of certainty that inspired buyers to plunge their money into property where housing affordability is far superior to that of Sydney. The prediction for 2016 is that the strong lift in confidence shown by buyers in 2015 will continue, so despite the downturn in the mining industry, vendors will continue to reap steady rewards, but not at the dizzying levels of 2014 and early 2015. And for buyers, the old adage -- you get more bang for your buck -- certainly applies! For investors, the Hunter's previously impossible to penet...

IT'S NOT WHAT YOU'VE GOT - IT'S THE WAY THAT YOU PRESENT IT!

Selling your home isn't just about what you've got. How you present it is just as important if you're looking to attract a premium price. It's important to remember that you're asking another person spend a lot of money to buy what you have. You want them to love what you're offering. In order to achieve this, it is vital that a neutral environment is created; one that enables buyers to see themselves living and using that space. Some vendors readily embrace this concept and create the 'right' vision. Other vendors present their homes under the mistaken belief that a) they must showcase their own lives, or b) presentation doesn't matter. The reality of either of these situations is that buyers are often and at the same time both offended and distracted; often unable to see past the vendors' 'stuff'. It is not the home and its assets that are remembered but every detail of the vendors' lives: the often far too many photos and much-loved personal items on display. Sadly, all the buyer r...

IS THERE A 'BEST' SEASON TO SELL?

Vendors have many factors to consider when thinking about selling a property. Their reasons for selling, the state of the economy, mortgage rates and local market trends all weigh heavily on their minds. The 'right' season is also a pivotal factor. Once upon a time Spring was considered the only season in which to sell your home. Historically popular largely due to more appealing weather and blooming gardens, vendors hope that the flood of buyers emerging from Winter hibernation will mean increased competition for their property. And of course Spring buyers are keen to be settled in their new home in time to celebrate Christmas. However, the corresponding rush of properties entering the market also means more competition which may well translate to a sales price slightly lower than vendor expectations. Spring vendors need to work especially hard in order to ensure their property stands out from the many others on the market. All things considered, if not Spring, then what benefits m...
